Due to the many expressions of interest in the development proposal for the former Centennial Hall property located at 1 Carnation Avenue (at the intersection of Carnation and Tulip Avenues), the following update is provided. The Village of Floral Park’s Zoning Board of Appeals (ZBA) has issued its decision regarding the variance requested by the builder, Centennial Holdings LLC, to construct 27 apartment units at the former Centennial Hall property. In short, the ZBA reduced the number of apartment units permitted by three (to 24 units), eliminating three of the smallest units from the developer’s proposal.

     As part of the zoning review process on all development proposals adjacent to a County road, the Nassau County Planning Commission also reviews a variance request.  Subsequent to the hearing held by the ZBA on May 11th, the Nassau County Planning Commission issued its opinion on this development proposal. The Planning Commission recommended a reduction in the number of apartment units, specifically mentioning in their discussions three of the undersized studio apartments that were being proposed. Consistent with the County Planning Commission’s recommendations, the Village ZBA in its decision eliminated the three studio apartments requested by the builder. A copy of the decision is attached [ZBA Decision].

     The ZBA’s decision also notes that other considerations, including the location of the entrance and exit for the property, will be addressed as part of the “site plan review” that will be part of the hearing to be held before the Village’s Architectural and Site Plan Review Board (ARB).  As of this date, the hearing on this project before the ARB has not been set.
